HOW DO I GO ABOUT SELLING MY HOME?

We can provide you with a comprehensive service from start to finish. We shall be pleased to handle the marketing of your property and full details of our service are contained in our Estate Agency Brochure.


WHAT DO I DO ABOUT OFFERS?

If there are a number of parties interested in your property, we shall fix a closing date for offers and thereafter discuss all offers received with you. If there is only one interested party, we shall invite them to submit their best offer for the property.


THE CONTRACT

Once the terms of a formal offer are agreed with you, we shall issue an acceptance on your behalf. Under Scots Law the sale of oa house requires to be in writing. The written contract is referred to as "the missives". Until missives are concluded there is no binding contract. Please check with us that there are concluded missives before makintg too many arrangements.


TITLE DEEDS

It is helpful for us to have the title deeds as early as possible. Please let us have your tender's name, address and mortgage account number in order that we may obtain the titles in good time If you hold the titles personally, please pass them to us.


ALTERATIONS

Most minor alterations to a property, for example installation of a shower room, attic conversion, rear extension, removal of a wall, require a Building Warrant and Completion Certificate from the Local Authority and some may also require Planning Permission and Superiors' Consent.

Lack of such documents can lead to difficulty in concluding missives for your sale. If you know or suspect that alterations have been done, it is important to tell us as early as possible. If in doubt, then ask our Property Manager to inspect your property prior to it being put on the market for sale.

If alterations have been carried out without permission, it is not necessarily the end of the world, in some cases approval can be obtained retrospectively or a "Letter of Consent" obtained from the local Authority confirming that they will take no action about the lack of approvals at the time.


WHAT HAPPENS AFTER THAT?

We submit the title deeds to the purchasers' solicitors and answer all observations on these titles. We obtain reports from the Local Authority Building Control, Planning and Environmental Health Departments and the Roads and Sewerage Divisions confirming there are no Notices or Orders adversely affectintg the property.

We draft and arrange for the execution and registration of any necessary deeds discharging any mortgages over your property. We obtain Searches in the Sasine or Land Register against the property, yourself and the purchasers to ensure that there are no deeds registered against the property of which we are unaware and to ensure that there are no inhibitions or Dilligences preventing you selling or the buyer purchasing.

We also revise the draft Deed prepared by the purchaser's solicitors tranferring the title from you to the purchaser. On the date entry once the price is paid to us, we shall release the keys. We then repay any mortgages on the property and prepare our own accounts and submit them to you.


WHAT ABOUT THE SALES PROCEEDS?

If your proceeds are not being applied to the purchase of another property, then we shall be pleased to refer you to our approved Financial Advisers.
